As a debt collector and ex property manager, I’ve seen firsthand how stressful and time-consuming the eviction process can be for property managers. Lately, we’ve had a surge in enquiries about the Eviction Service included in our Protect & Collect subscription. The problem? Too many requests are coming in too late—when a bailiff is already needed, and options are limited.
To help you stay ahead, I want to answer some key questions about the service so you can make the most of it before things escalate.
What Is the Protect & Collect Eviction Service?
The goal of this service is simple: remove the tenant as quickly and smoothly as possible—ideally before a bailiff is even required.
We step in at key points during the process to:
✅ Assist in tenant removal before or after a court order for vacant possession is issued
✅ Help resolve the situation early—sometimes even avoiding court altogether
✅ Attend the eviction as the owner’s representative (if needed), protecting you from potential abuse or harassment and saving you time
If eviction day arrives and a bailiff is necessary, we’ll be there to support and protect you, but the earlier we’re involved, the better the chances of avoiding this stage altogether.
When Should You Notify Us?
As soon as you apply for vacant possession. Even if you think you won’t need our help, notifying us early ensures we’re ready to assist if the situation escalates.

FAQs: What You Need to Know
Do you organise or act as bailiffs?
No. We are not bailiffs and do not arrange or cover their fees. You’ll need to organise a bailiff separately, but we can represent the owner on eviction day once this is arranged meaning you will not need to attend.
💡 Good to know: Bailiff fees can be added to your debt recovery efforts.
What happens if we forget to notify you?
If you only reach out after a bailiff is already required, it’s too late for us to assist. That’s why early notification is so important.
Is there an extra cost for this service?
No! The Eviction Service is included in your Protect & Collect subscription at no additional charge.
Are there any extra benefits?
Yes! If we’ve been involved from the start and the tenant leaves goods that must legally be stored,
we’ll handle the removal and storage at no extra cost.
Important Service Limitations
🚫 The Protect & Collect subscription must be active for at least three months before you can access the Eviction Service.
🚫 You must notify us no later than the day you apply for vacant possession.
🚫 There must be no rent arrears at the time the subscription was taken out.

Yes! We cover both metro and regional areas across Australia.
